Edmond Market Update (December 2013)

The tree is down and the frig is cleaned out.  That leaves just one task before I can jump into the new year and set about taking it by storm.  I need to take a look back at the market stats for Edmond in December and 2013 as a whole.  For today, we’ll start with December.  Remember, I always use data collected from the OKCMAR MLS within the EPS boundaries.

As of today, there are 743 active listings in Edmond.  They’ve been on the market for an average of 97 days.  During December, 200 new listings hit the market, of those 37 are already under contract and 2 have closed.  The average list price of those new listings is on the high end at $314,387.  To compare it to the previous year, click here to see the December 2012 report.

Last month 190 sellers received the best gift, an acceptable offer on their house.  193 others passed the mall and headed to the title company to close on their house after an average 63 days on the market.  The most expensive house to sell sold for 995K and the least expensive sold for just 54K.
