Edmond Real Estate Market Update (2013 in Review)

After crunching the 2013 real estate market numbers for Edmond, I was happy to see that they were right in line with the previous year (you can see the 2012 wrap up here).  We listed just as many homes, and sold about 200 more.  Considering that for the past few years Edmond has had an increase in homes sold each year, we are staying right on course.  

Here’s how it all boiled down;

  • We listed 4284 homes in Edmond (within EPS boundaries)
  • 708 of those listings were still active as we entered the new year
  • 421 listings expired before they sold (they may have been relisted)
  • 370 listings were released (they may have been relisted)
  • 31 listings were withdrawn from the market by the seller
  • The average list price was $250,506 or $102 per square foot
  • 3210 homes in Edmond (within EPS boundaries) sold last year
  • On average, homes sold for 98% of their final list price
  • Average days on market for 2013 listings entering the new year is 94
  • Average days on market for 2013 listings that sold was just 60
  • Just 32 short sales or foreclosures sold in Edmond (for on average 97% of their final list price)

Less than five miles separate the most expensive and least expensive homes to sell in Edmond last year.  With 13,000 square feet, the most expensive home to sell was about the size of an Aldi!  It had six bedrooms, seven bathrooms, plus a gym and a garage that are each bigger than my entire house.  Located in north Edmond, it sold for 3.75 million.  Just a few miles to the east is the least expensive home to sell.  With just 980 square feet, two bedrooms and one bathroom a manufactured home sold for only nineteen thousand dollars. Kiddos in both households would attend the same high school.
