During the last few weeks I’ve had several folks ask about available homes in the Mayfair Heights area of Oklahoma City. After spending some time touring the charming homes and seeing the “Neighborhood of the Year” banner, I had to know more. I wanted to know what made Mayfair Heights so appealing to buyers searching for a home.
In case you’re not familiar with the neighborhood, I’ll start with the basic details. Made up of about 300 homes, Mayfair Heights is in Oklahoma City. It extends from May Avenue to Miller Avenue and NW 50th to NW 42nd. Established in 1945, the average Mayfair Heights home has about 1500 square feet of living space with three bedrooms and one bathroom. There are some 2 and 4 bedroom homes available too. Many have one car garages. I LOVE the architectural style of the two story homes!
Part of the appeal has got to be the location. With an urban/suburban location, you can get to work in a hurry with super easy access to the Lake Hefner Parkway to the east or I-44 to the south. Shopping at Mayfair Center and Sprouts is an easy walkable mile or so away. Two city parks are close by, Smitty Park and Suggs Park (where many neighborhood events are held).
Another factor that makes Mayfair Heights appealing to prospective home buyers in Oklahoma City is the affordability of the homes. During the past year (April 2011-April 2012), the average sales price has been about $117,000. While many of the homes have been renovated in recent years, the opportunity to find a diamond in the rough that still needs to be updated is there. However, because the neighborhood has been designated as an Urban Conservation District (UCD), certain guidelines must be followed. So, be sure to make sure that the project you have in mind is permitted.
But by far the most appealing feature of Mayfair Heights has to be the people that make the neighborhood home. The very active voluntary HOA gives back to the local elementary school (Monroe Elementary), recognizes homeowners with a “Yard of the Month”, organizes social events like date nights, play dates and annual kid-friendly events throughout the year. No wonder they were named Neighborhood of the Year for 2011 by the Neighborhood Alliance! By the way, membership to the HOA is just $20 a year! Seriously, just 20 bucks!
